Provide you with ongoing advice and assistance, every step of the way

Your choice of

  • Assistance from our office
  • Onsite assistance on the day of the tax sale (extra charges will apply)

Preliminary work

  • Carefully review the work that was done in the tax registration
  • Prepare a simple worksheet to calculate minimum tender amount
  • Send required information to Ministry of Northern Development and Mines, if necessary

Prepare

  • Treasurers Statutory Declaration
  • Advertisement for tax sale, submit to Ontario Gazette
  • Tender packages
  • Notice to Higher Tenderer
  • Notice to Lower Tender
  • Checklist for opening tenders
  • Rejection of Tender letter
  • Tax deed or notice of vesting

Contact you on the day of the tax sale

  • Remain by the phone until you call to inform us the tender opening has been completed, or,
  • Attend the tender opening (extra charges will apply)
  • Prepare & register a tax deed or notice of vesting
  • Prepare paperwork for payment into court
  • Prepare and mail copies of Payment into Court—Statement of Fact to interested parties and Public Trustee
  • Advise you shortly before 1 year has expired since payment into court

What you do

  • Submit advertisement to local newspaper (Realtax will prepare the ad)
  • Receive tenders
  • Open tenders—we’ll be sitting by the phone when you do this
  • (Or you can have us attend the tender opening—extra charges will apply)
  • Submit payment into court—we’ll provide easy instructions
